Fort Homes is seeking a driven, entrepreneurial-minded individual to join our rapidly growing real estate investment team. As an Acquisition Manager, you’ll own the front end of our investment pipeline — sourcing, negotiating, and securing undervalued single-family and small multifamily properties that align with our buy box and ROI goals. This is a hands-on, high-impact role for someone who thrives on building relationships, spotting opportunities, and driving results. Role Description
This is a hybrid role based in Maryland (a focus in Howard County), with a majority of work-from-home flexibility. The Acquisition Manager's day-to-day tasks include market research, outbound calls, seller onsite appointments, property valuation, negotiating purchase agreements, and maintaining relationships with real estate agents and other stakeholders.
Identify and pursue distressed or undervalued residential properties through wholesalers, agents, MLS, and direct-to-seller campaigns.
Analyze ARV, rehab budgets, and ROI metrics using comps and renovation cost analysis.
Make offers, negotiate purchase prices and terms, and close profitable deals.
Mileage reimbursement, tech access, and marketing support.

Qualifications
Strong negotiation skills and the ability to manage acquisition processes
Excellent relationship management skills with real estate agents, investors, and customers
Knowledge in financial analysis and budgeting
Experience tracking and maintaining a CRM (ReSimpli preferred)
Ability to work independently and in a hybrid work environment
• 3+ years in sales achieving/exceeding goals
Preferred
Bachelor's degree in Real Estate, Finance, Business, or a related field
Experience in real estate acquisition, market research, and property valuation
Experience in residential property renovation and revitalization
Strong financial modeling and comp analysis skills (Excel, PropStream, etc.).
Exceptional negotiation and communication skills
Maryland Real Estate license
Compensation
Uncapped Commission + Bonus structure
1st year expectations $55-$70K with a goal to be above $90K+ moving forward after year 2.
